Zimmerman sales rose even as inventory stayed tight
The one fact that changes what you should do right now: demand did not quit. The Real Estate Data Aggregator counted 683 homes sold across Zimmerman in the three months ending August 31, 2026. That is up 3.6% from the same months a year before. Pricing and prep still move homes, even with rates where they are.
CNBC reported the average 30-year fixed mortgage rate hit 7.49% in early October 2026. Realtor.com noted rates climbed above 7% for the first time since January 2025. Higher borrowing costs slow some buyers. But the Real Estate Data Aggregator shows sales still rose here.
Inventory slipped. The Real Estate Data Aggregator counted 460 homes for sale across Zimmerman, down 2.7% from a year before. Fewer choices for buyers usually keeps sellers in a decent spot. But it also means a well-prepared home stands out more.
How each ZIP code read in the three months ending August 31, 2026
The ZIP codes tell different stories. Some prices rose. One slipped a little. Days on market moved in both directions. Here is what the Real Estate Data Aggregator counted for each one.
Prices: mostly up, one small dip
Four of the five ZIP codes saw prices rise year over year. ZIP 55398 led the group. The Real Estate Data Aggregator put its median sale price at $405,000, up 7.5% from a year before. ZIP 55309 was the one exception. Its median dipped 1% to $378,700. That is a small move, not a slide.
Speed: most homes moved in under five weeks
The Real Estate Data Aggregator counted a median of 23 days on market in ZIP 55398, the fastest of the five. That is 4 days shorter than the same period a year before. ZIP 55309 was close behind at 24 days, also 4 days shorter. ZIP 55376 came in at 35 days, though that was 6 days shorter than last year. ZIP 55371 was the outlier. Its median rose to 30 days, 8 days longer than a year before. Not every home sold fast.

Above-list sales: a wide range across ZIP codes
In ZIP 55398, the Real Estate Data Aggregator found that 43.2% of homes sold above list price, up 12.1 points from a year before. ZIP 55309 came in at 32.7%, though that was down 9.3 points. ZIP 55371 sat at 24.2%, down 10.1 points. The share going above list is lower in some areas than it was. Price the home right and it still gets there.
Contracts signed quickly: ZIP 55398 leads
The Real Estate Data Aggregator found that 48.8% of homes in ZIP 55398 went under contract within two weeks of listing. That share rose 9.5 points from a year before. ZIP 55309 was next at 45.7%, though that slipped 5.4 points. ZIP 55376 came in at 27.4%, down 11.1 points. Speed to contract varies a lot by location.
The national picture adds context
Nationally, Realtor.com reported that 20.8% of listings took a price cut in September 2026, the highest share since October 2022. Active listings topped 1.16 million homes nationally, Realtor.com said. The Federal Housing Finance Agency put U.S. house prices up 2.6% from July 2025 to July 2026. Zimmerman's sales growth outpaced that national price trend.
The job market adds a note of caution. Redfin reported that only 29,000 jobs were created in September, well below the 90,000 expected. The unemployment rate rose to 4.2% that month. Slower job growth can cool buyer confidence over time.
